Torra Manor
This application was for a Premier League footballer and related to a substantial extension to an existing dwelling within the Green Belt.
Although the size of the proposal exceeded the Council’s guidelines, Maven Plan (formerly Blue Compass Planning) successfully argued that the additions were subordinate to the existing dwelling and would be sympathetic to the surrounding landscape.
The proposal involved some 438sqm of new floor space comprising an indoor swimming pool, steam room, bar, gymnasium and cinema room all nestled into the slope of the land at the rear of the existing dwelling. Maven Plan are currently advising on a further proposal to provide staff accommodation above the existing garages.


Lower Beeding
Planning permission was secured for the conversion of a commercial Class B2 building to residential.
The application submission successfully addressed concerns raised by the policy department in relation to loss of a rural employment site and the introduction of a residential land use in an unsustainable location, outside of a settlement boundary in the Green Belt.
The loss of employment case demonstrated that to upgrade the building to current building regulations standards would cost more than 6 years of potential income and was therefore not viable. The residential use would enable the improvement and maintenance of a building which could make a significant contribution to the streetscene, without causing harm to the openness of the Green Belt.


Vann Farm
Maven Plan has secured planning permission for the change of use of a number of former farm buildings in the countryside area of Mole Valley, Surrey, to residential accommodation.
The result is a planning permission for a large 4 bedroom house with open plan living areas that retains many of the traditional features of the rural buildings together with the conversion of a granary building to annexe accommodation.
Despite some local opposition, the permission was secured on behalf of Pentagon Homes, 9 weeks from submission and under delegated powers.
