Airlink House
This proposal is for the conversion of a vacant office building in Hayes Town Centre into a restaurant/banquet hall at ground level with 23 hotel rooms above.
The key planning issues involve the potential noise and disturbance to adjoining residential properties and the demand for car parking as a result of the proposed banquet hall.
Maven Plan has comprehensively dealt with these issues by providing a range of acoustic and management measures to deal with the noise and disturbance issues, and a parking survey of the adjoining public car park to demonstrate there is sufficient parking capacity to cater for the proposed use.

St Ives Hotel
Throughout Maven Plan’s involvement in hotel sites, it has become apparent that there is excessive competition and an over-supply of sub standard hotel or B&B accommodation.
This is especially the case in Cornwall, where a number of formerly viable operations are no longer sustainable. In these circumstances we have provided bespoke redevelopment solutions which enabled the retention and enhancement of the hotel accommodation on site by including some market units.
A financial appraisal demonstrated that the market units were necessary to enable the retention/ provision of a viable hotel on the site which accords with the thrust of the tourism protection policies, yet responds to the current economic climate and local circumstances.

Margate Lido
Maven Plan has been advising on the restoration and redevelopment of the existing Grade II listed Lido complex at Margate.
The proposal involves the sensitive restoration and bringing back into use of the above and below ground listed structures as part of a wider redevelopment of the site comprising up to 140 apartments, an 80 bed hotel and some 1500sqm of commercial and leisure floor space.
The proposal represents a unique coastal development site with a variety of environmental constraints requiring a well considered an imaginative design solution to maximise its potential.
Although previously considered EIA development, Maven Plan is currently working with the developer to advise on ways in which an EIA might be avoided.
