High Street, South West London
Maven Plan is instructed as the planning consultants on a mixed use development scheme in a principal town centre of south west London. The site falls within a conservation area and has been noted by the Council as potentially completing the gateway into the centre.
The proposed development would comprise commercial land uses at ground floor level with seven stories of residential above, delivering circa 70 flats and 480sqm of commercial floorspace.
There are a number of planning issues the redevelopment of the site presents, including the loss of a community centre, impact on a listed building, servicing arrangements where access is off a major junction, potential loss of outlook and sunlight to flatted development with outlook over the site, development adjacent to a stream and impact on protected trees.

Ruxley Lane
Planning permission was secured for the redevelopment of a former car sales and workshop site with 375sqm retail and 35 residential units in a suburban, out of centre location.
The application was refused on retail, highways and design grounds prior to our involvement.
Beverley Tourle led the team and was the expert planning witness at the Public Inquiry.
The Inspector found in the appellant’s favour on all grounds. In addition, the Inspector accepted that the viability and deliverability of the scheme would be undermined by the full policy requirement of affordable housing and other financial contributions being sought by the Council.


Birmingham
Maven Plan has been advising on the regeneration of a key canal side opportunity site within Birmingham town centre.
The proposal will comprise up to 150 residential apartments, 450 student flats, a 200 bed hotel and some 2500sqft of commercial and exhibition space.
The development occupies a prominent position on the canal and will feature an iconic tall building to complement Birmingham’s existing contemporary architecture.
Maven Plan are currently acting as planning advisors to the developer, including leading on pre-application discussions with the Council and overseeing the appointment of the consultant team.
