Wray Coppice
Maven Plan has been advising on the conversion of this existing out of town centre office building into 14 luxury flats.
Although contrary to the main thrust of the Council’s local employment policies, the proposal is accompanied by a comprehensive marketing report and detailed planning justification to support its conversion from offices to residential.
No affordable housing is provided as the proposal falls below the Council’s affordable housing threshold of 15 units.

Overton Road
Maven Plan has advised on the best approach for maximising the development potential of a site which currently accommodates 3x three-storey houses, one of which is converted into flats.
There are a number of protected trees along the boundaries and within the site. The site falls within an area of sustainable residential development and adjoins and area of public open space to the south.
Maven Plan has worked closely with the architect and lead the team of consultants to generate a scheme involving the demolition of the existing houses and the erection of two buildings providing 50 apartments, 33 on site car parking spaces and associated landscaping.
The application is submitted with robust supporting documentation including a Lambeth Parking Survey which demonstrates that there is sufficient on street capacity to accommodate the overspill of parking demand from the site.
Extensive pre-application consultation has been undertaken to resolve all concerns, resulting in a scheme that has received the full endorsement of the Planning Department.

Norwood Road
This application involved the erection of 8 executive houses overlooking the Metropolitan Green Belt on the site of a former paddock and stable blocks in Norwood Green, west London.
The key planning issues were the retention of a significant Horse Chestnut tree and the relationship of the houses to the green belt and surrounding houses.
The planning application was approved unanimously by the Council’s Planning Committee in August 2010 and development is anticipated to commence in mid 2011.
