Kensal Road
This project involved the redevelopment of a protected employment site in the Royal Borough of Kensington and Chelsea for a mixed-use development comprising 35,000 sqft of employment floorspace with a 177 bed student housing scheme above.
Maven Plan advised the client prior to the acquisition of the site, including setting out a clear planning strategy to secure the best and most valuable use. Following acquisition, Maven Plan were responsible for appointing and overseeing a large consultant team covering a broad range of disciplines in order to overcome the Council’s in-principle objection to the introduction of student housing into the employment zone.

Southampton
Planning permission was granted by Committee for the redevelopment of a Southampton City Council site to enable the erection of a part 6-storey and part 9-storey building (including lower ground floor level) to provide a Student Hall of Residence (350 Rooms) with associated facilities, a cafe (Class A3) with associated parking and vehicular access. The site is currently operating as a ground level car park.
The site formed part of a development brief area where buildings of 4 storeys were encouraged. The increased height and high density student accommodation scheme was successfully negotiated with the council through highlighting the fall back position on the site of a less high quality scheme for a 178 student room development.

Regent Canal Site
Maven Plan Ltd has been instructed as the planning consultants for a major redevelopment project.
Pre-application discussions with the Council and interested parties have been undertaken and a scheme is being financially appraised and finalised for submission.
The proposal will seek permission for the demolition of the existing studios buildings and the erection of a 7 storey, plus basement, mixed use building to provide circa 5,000sqm of Class (B1) floorspace; 312sqm of Class A3 (Restaurant) floorspace and 129 residential units together with 13 car parking spaces, 2 delivery bays, cycle parking and associated amenity space and landscaping.
